1997 Custom Canoe Cove Boathouse

Rare opportunity! Canoe Cove boathouse located on B dock near the travelift. In very good condition, although flotation will need to be updated to encapsulated within the next two years... we have an estimate for that. Otter deterrent electrical wired around the perimeter of the slip. The boathouse is occupied by a 1989 Sea Ray 300 Sedan Bridge in excellent condition for the year. The boat is listed separately but the seller will consider package price offers. The boathouse cannot be sold separately unless arrangements are made for accommodating the boat elsewhere until it is sold.

Production built to consistent design and material, wood frame, aluminum sheathed, buoyancy from sealed plastic boxes strapped in place, entrance from a communal floating walkway, moored by chain to 8’ tidal shoreline in weather protected bay.

The house has a 13’ wide water entrance, a 32” walkway at 36” above water, and to each side of the vessel.

The side walkway is constructed of 2”x 8” fir planking. House side frames are SPF 2”x 6” spruce, house end frames 2”x 4” spruce, and roof rafters 2”x 6” spruce.

Side frames are cross-braced twice, spaced at 4’. One end of the house has a 9’wide mezzanine floor at 8’ height, on 2”x 8” fir rafters, with open steps of 2”x 6” fir and hand rail to each side of steps.

The house water entrance has a curtain of polyethylene sliding on a rail and is manually opened/closed by block and tackle.

Electrical System:

Hydro service from community service panel, via marine quality water sheathed cable to each boathouse. This boathouse receives power via a Westinghouse panel secured to the end wall, rated for 70 amps, 120/240 volts, with 2 circuits, each with a 30 amp breaker.
Internal lighting by transparent ceiling panels and 4 sets of double 8’ fluorescent ceiling lights. There are 2x 120volt AC outlets served by 30 amp breakers.

One outlet below the mezzanine deck has GFI service for a 15 amp circuit which provides power to a 15 amp electric fence secured at 2” above the walkway and encircling the edge of the walkway, as a wildlife deterrent.

There is a 30 amp shore power connector near the entrance.
