Selecting a Broker...When It's Time to Sell.

Once you decide you are ready to sell, your next decision is most important: With whom will you list your boat? The wrong decision will likely cost you time and money! Let me offer some important points to consider:

Don't choose a broker who will be learning their trade at your expense...choose someone with plenty of experience! I personally have OVER 21 YEARS of yacht sales experience. Having worked at several of the better brokerages, I have accumulated a wealth of knowledge from each of them. I have built a good reputation, both with clients and in the industry. I was the top producer, both in dollar volume sold and in number of transactions, for the year 2000, in my previous office, the Crow's Nest San Diego.

Unlike many brokers who are not boaters themselves, I have held a USCG 100-ton Master's certificate since 1982; and am an avid sailor, scuba diver and owned a 38-foot boat for over six years. I am qualified to teach on all types of yachts, sail and power. I am a member is good standing with the California Yacht Broker's Association, which has the highest ethical standards.

I routinely write articles for the "Blue Sky News", a monthly email newsletter, which is sent out to thousands of marina tenants of 12 marinas in San Diego. I also advertise in the newsletter, with a direct link to my website and your boat listing!

Buying or selling a boat can have it's frustrating moments. Why not have someone representing you who has been through the process over 350 times? Additionally, I always carry a hand-held cellular phone (with voice mail) so I can almost always be reached.

Exposure: While the internet, particularly YACHTWORLD, has become the best means for promoting yachts for sale, most sellers want to see their boat advertised in boating magazines. In addition to a first-class presentation on Yachtworld, complete with detailed, full specs and dozens of photos, YachtSource will advertise your listing in four boating publications, in every other issue of each. I run a full page, full color ad in "California Yachts"; a full page in "Yachts For Sale", a half-page ad in "The Log Newspaper", and a third-page full-color ad in "SEA Magazine". Unlike large offices, your boat is not "rotated into" the advertising. I Guarantee that all central/exclusive listings will have a photo ad in EVERY one of my ads until sold.

In order to make all this effort on your behalf, I will need to represent you as your "exclusive agent". The brokerage fee is the standard ten percent. My services will include:

1. Comparable market analysis of current, similar listings, book values, and actual closed "comp" sales, to estimate the fair market value.

2. A personal inspection to determine what detailing or maintenance would be "cost-effective" prior to actively marketing the boat. As they say, "You never get a second chance to make a good first impression".

3. Personally farming out the detailing or maintenance, if required. I use the right people to get the most value for your money.

4. Preparing a detailed specification sheet, subject to your approval, including 30 to 50 photos of the boat. Full specs and photos are accessable 24/7 on Yachtworld or my website. Other buyer's inquiries will be emailed, faxed or mailed.

5. Sending out a broadcast email announcement featuring your boat to the most active west coast brokerages.

6. Featuring your boat in advertising as previously discussed.

7. As an individual broker, all inquiries on your boat come to me, your listing agent. In larger offices, many agents are not familiar with listings other than their own ...actually decreasing the odds of promptly finding a buyer. Imagine if someone calls on your boat, and the salesman fielding the call has never even seen your boat? In large offices, this is commonplace, due to the high volume of listings.

8. When negotiations are underway, communication ability is critical. I am reachable 24 hours a day via cell/voice mail, home/office, etc.

9. Negotiation of an acceptable sales price and terms.

10. With your permission, a pre-sea trial will be conducted, if practical, to preclude any unpleasant surprises during the actual demonstration to the buyer.

11. I will personally attend the sea trial, engine survey, haul out and hull survey on your behalf.

12. Advise you on fair negotiation of survey recommendations, which almost always come up. Many boat deals fall out during survey! Having been through this process over 360 times, I have an excellent "batting average" at resolving survey issues, and keeping deals together.

13. Handling of survey repairs, title search, bills of sale, loan payoffs, insurance, offshore delivery, and closing paperwork, etc. Your signed "Bill of Sale" is held by an independent USCG Documentation Officer until your funds are received.

14. Assisting you with the aquisition of your next boat, if you so desire.
