Co-Brokerage
This section is primarily for other brokers and brokerages, but as a customer or client, you are certainly welcome here as well! Co-brokerage is often a sticky issue for all concerned, so to prevent any misunderstandings, I think it is best to lay out the co-brokerage policies of Topsail Yachts for all to see. Basically, we are a 50/50 brokerage. What this means is that if you are a broker with a client for one of our boats, we are willing to split the commission with you evenly, right down the middle. While many brokerages insist that they deserve 70%, we will only allow this in very specific circumstances, since WE are the ones who have spent the time and money in research, photography, travel, advertising, marketing, and boatshows (and by the way, WE pay for our clients to be in boatshows, not the clients!), whereas the co-broker has done none of these things. There IS an argument that says that we are 'doing a disservice to our clients' by not meekly accepting a 30% commission split, but we feel that those brokerages who make this argument are doing their own customers a worse disservice by denying them an opportunity to buy a boat of their choice! Circumstances where 70% WILL be considered involve certain listings of ours that are located at considerable distances from our home office (and we DO have some high-quality international listings).
